2016 Rummer House Tour

20160917_160940Today  I had the privilege to tour beautiful Rummer houses in the Oak Hills neighborhood.  This event was organized by Restore Oregon and featured six homes – currently lived in! – renovated/updated or not; I got to meet the proud owners who could tell all about their home.

For people who do not know about Rummer homes, they are mid-century single level homes developed by Robert Rummer and inspired by Joe Eichler’s homes in California.  The story is quite interesting as Mr Rummer was in the insurance business before quitting his job to embark on this new adventure of building homes.  Rummer built 29 homes in the Oak Hills in 1967-68; his homes feature a simple vaulted and flat roof with a courtyard (enclosed or open-air) and glass window walls throughout to bring nature in.

The neat surprise came in when, in one of the homes, I got to meet Mr Robert Rummer and his wife Phyllis!

Yes… I was as giddy as I look on the photo… But hey, you don’t meet Mr Rummer every day!

Well, the rain did not stop us.  They were so many people touring these homes, it was quite special.

Thanks Restore Oregon and the home owners for making this happen.  It was awesome!

  • New Listings: February new listings rose 15% compared to January.

  • Days On Market: Total Days on Market is now at 60 days, up 3 days from January.

  • Average Sale Price: The average sale price of a home in the area has increased by 7.1% year-over-year.Sale Price
  • Inventory: The current home inventory is at 1.8 months! A balanced market offers a 5 to 6 months inventory. This is what we refer to as a seller’s market.

How Fast Will My House Sell?

A couple of days ago, I shared on my Facebook page some local and national statistics about how many days it takes for a house to sell in this current market.

I would like to take this opportunity to clarify one thing: one of the driving factor behind this data is the amount of inventory available to the buyers.  This is determined by the supply of homes expressed in month(s), i.e. the length of time it would take to sell all the homes currently offered for sale IF no new listing is added to the mix.

Note that a 1 to 2 month supply is considered a “shortage”, a 3 to 4 month supply is considered “low” and a 5 to 6 month supply is “healthy”.

Here is the state of the market per price point:

Up to $249,999: 1.1 month supply

$250,000-$ 349,999: 0.8 month supply

$350,000-$499,999: 1.0 month supply

$500,000-$749,999: 2.8 month supply

$750,000-$999,999: 9.5 month supply

$1,000,000+: 9.8 month supply

Final note: With 98% of the sales occurring under the $750,000 price point, 56% of the homes sell on average in the first 30 days.

My Must-Do Things When Moving Into A New House

The last few days have been busy for me.  My family and I just moved into our new home sweet home!  We are over the moon excited!  And this made me think of the three things I have done or will be doing this week.

1) Change the locks

This one seems like a no-brainer.  You just bought your new home and the previous owner gives you one key to the house.  Really?  ONE key?Key.jpg

Obviously, there are other keys out there…

If you feel handy, you can go to Home Depot and get yourself a new lock.  We are not that kind of handy in my family, so I call a locksmith and use this opportunity to ask for all the locks to be re-keyed (think garage door and back door).

2) Change your mailbox lock

Did you just get ONE key for your mailbox too?  I thought so!

This one works a bit differently.  I know some people change the lock themselves… but your mailbox may be considered USPS property, in which case, the U.S. Postal Service should be the one changing the lock… as long as you ask for it!

You may make a formal request by going to your local post office.  They then inform you once the lock has been changed and you can go pick up your keys.  In the past, they have asked for a proof of ownership and the service was free; I will know soon if things have changed as I am heading to the post office tomorrow for my mailbox.  I will have up-to-date details on this!

3) Meet the neighbors

And now for the fun part: meet your neighbors!  Grab your kids, pets etc…  Go knock on doors as a family and introduce yourselves to your new neighbors!  Feel free to bring a little bag of homemade cookies (for example) to mark the occasion, but this is only if you want (or can! – considering that you may still have most of your stuff packed).
