2016 Rummer House Tour

20160917_160940Today  I had the privilege to tour beautiful Rummer houses in the Oak Hills neighborhood.  This event was organized by Restore Oregon and featured six homes – currently lived in! – renovated/updated or not; I got to meet the proud owners who could tell all about their home.

For people who do not know about Rummer homes, they are mid-century single level homes developed by Robert Rummer and inspired by Joe Eichler’s homes in California.  The story is quite interesting as Mr Rummer was in the insurance business before quitting his job to embark on this new adventure of building homes.  Rummer built 29 homes in the Oak Hills in 1967-68; his homes feature a simple vaulted and flat roof with a courtyard (enclosed or open-air) and glass window walls throughout to bring nature in.

The neat surprise came in when, in one of the homes, I got to meet Mr Robert Rummer and his wife Phyllis!

Yes… I was as giddy as I look on the photo… But hey, you don’t meet Mr Rummer every day!

Well, the rain did not stop us.  They were so many people touring these homes, it was quite special.

Thanks Restore Oregon and the home owners for making this happen.  It was awesome!

  • Inventory: The current home inventory is at 1.4 months! A balanced market offers a 5 to 6 months inventory. This is still seller’s market.

How Fast Will My House Sell?

A couple of days ago, I shared on my Facebook page some local and national statistics about how many days it takes for a house to sell in this current market.

I would like to take this opportunity to clarify one thing: one of the driving factor behind this data is the amount of inventory available to the buyers.  This is determined by the supply of homes expressed in month(s), i.e. the length of time it would take to sell all the homes currently offered for sale IF no new listing is added to the mix.

Note that a 1 to 2 month supply is considered a “shortage”, a 3 to 4 month supply is considered “low” and a 5 to 6 month supply is “healthy”.

Here is the state of the market per price point:

Up to $249,999: 1.1 month supply

$250,000-$ 349,999: 0.8 month supply

$350,000-$499,999: 1.0 month supply

$500,000-$749,999: 2.8 month supply

$750,000-$999,999: 9.5 month supply

$1,000,000+: 9.8 month supply

Final note: With 98% of the sales occurring under the $750,000 price point, 56% of the homes sell on average in the first 30 days.

And the #1 Moving Destination is…

Every year, United Van Lines releases their moving data with the top 10 States people moved to and the top 10 States people moved from.

Drum roll please… and the #1 Inbound State is… Oregon!Portland Oregon Sign

In 2015, inbound moves represented 69% of all the moves to and from Oregon: in other words, more people are moving to the State than out of it.

Such number explains the population growth Oregon has experienced recently.  Last year, according to Portland State University’s new estimates, Oregon’s population has passed the four million mark.  80% of that growth was credited to migration, itself driven by the economy.

And the in-migration is expected to continue.  It is interesting to note that it is the third year in a row that Oregon has captured the top place in the United Van Lines report.  This year, Washington joins the top ranks grabbing the 10th spot with 56% of all the moves being inbound.

What does this mean for the local housing market?  As the demand for housing remains strong, it continues to be great news for anyone considering selling their house in the near future.  See how your home value has changed!

As for home buyers, new home constructions projects in the Portland Metro area are designed to meet this higher demand, which give ALL buyers more options as they can choose between existing homes and new constructions!
